What Local Law 152 requires

According to the NYC Department of Buildings, gas piping systems in all buildings, except one- and two-family homes and other buildings in Occupancy Group R-3, must be inspected by a Licensed Master Plumber (or a qualified individual working for one) at least once every four years. The year your building is due depends on its community district (DOB: Periodic Gas Piping System Inspections).

Schedule as published by DOB. The Bronx has Community Districts 1 to 12, so Bronx buildings fall in districts 4, 6, 8 and 9 for 2026 and 11 and 12 for 2027.

Step 1: Find your community district

Community districts don't follow ZIP codes exactly, so always check your exact address:

As a rough guide, these are the main neighborhoods in the Bronx districts due in 2026. Confirm with your address before you rely on it.

DistrictMain neighborhoodsLicensed plumbers by ZIP
Bronx CD 4Highbridge, Concourse10452, 10456
Bronx CD 6Belmont, East Tremont, West Farms10457, 10460
Bronx CD 8Riverdale, Kingsbridge, Spuyten Duyvil, Fieldston10463, 10471
Bronx CD 9Parkchester, Soundview, Castle Hill, Unionport10462, 10472, 10473

Step 2: Check if your building is exempt

DOB says you do not need to comply if your building's Department of Finance Building Classification is one of: A0-A9, B1, B2, B3, B9, CM, M3 (with 2 or fewer permanent dwelling units), M4 (with 20 or fewer occupants), N2, S0, S1, S2, or V. Your class is on the building's Property Profile in BIS.

Step 3: Hire a Licensed Master Plumber

Every plumber on this site holds an active NYC master plumber license and pulled Bronx permits in the last 12 months. DOB still asks owners to confirm the license on its License Search and check discipline on Know Your Construction Professional. Our license-check guide walks you through it.

Step 4: Get the GPS1 report within 30 days

Within 30 days of the inspection, the plumber must give you a Gas Piping System Periodic Inspection Report (GPS1) with the results. If the inspection finds an unsafe or hazardous condition, the plumber must immediately notify you, the gas utility, and DOB, and you must correct it right away under the NYC Construction Codes, including any required permits.

Step 5: File the certification within 60 days

Within 60 days of the inspection, the owner submits the Gas Piping System Periodic Inspection Certification (historically the GPS2 form), signed and sealed by the Licensed Master Plumber who did or supervised the inspection.

No gas in the building?

If LL152 applies but the building has no gas piping, DOB requires a certification saying so, signed and sealed by a registered design professional or a Licensed Master Plumber. If the building has gas piping but no gas service and no connected appliances, DOB requires a signed statement from the utility and one from the owner instead.

Penalties and extensions

DOB says failing to file the certification by the due date may result in a civil penalty of $5,000. If you can't get the inspection done in time, you can request a one-time 180-day extension, and the building must be inspected before it runs out.

FAQ

Which Bronx buildings are due for a gas piping inspection in 2026?

Under DOB's schedule, buildings in Community Districts 4, 6, 8, 9 and 16 (sub-cycle C) are due in Cycle 2, from January 1 to December 31, 2026. The Bronx has Community Districts 1 to 12, so in the Bronx that means districts 4, 6, 8 and 9.

Who has to do a Local Law 152 inspection?

A Licensed Master Plumber (LMP), or a qualified individual working for an LMP. DOB tells owners to check the LMP's license status and disciplinary record before hiring.

Which buildings are exempt?

One- and two-family homes and other buildings in Occupancy Group R-3. DOB lists Department of Finance building classes that don't need to comply: A0-A9, B1, B2, B3, B9, CM, M3 (2 or fewer permanent dwelling units), M4 (20 or fewer occupants), N2, S0, S1, S2 and V.

What is the penalty for missing the deadline?

DOB says failure to file a Gas Piping System Periodic Inspection Certification by the due date may result in a civil penalty of $5,000.

Can I get more time?

DOB allows a one-time 180-day extension of the due date if you can't get the inspection done by your deadline. The building must be inspected before the extension expires.

Where do I file the certification now?

Since July 27, 2026, DOB takes LL152 certifications, extension requests and related filings in DOB NOW: Safety instead of the old online portal. DOB's notice lists a $35 filing fee for an inspection certification.
